    Are Commercial Roof Repairs Cost-Effective?

The structural integrity of your industrial facility or business building directly affects your operations and the people who use it. A professionally maintained roof protects your assets and guarantees that your operations will continue. Thus, your property’s roof is the protective barrier between harsh weather conditions and your facility’s interior.

At Watertite Roofing, we offer timely, effective roof repairs and other roofing services. The entire repair process begins with a thorough inspection to determine the age of your roof and the extent of the damage. We aim to understand the nature of the damage and recommend the necessary repairs for your roof.

Addressing seemingly minor signs of damage like small punctures and leaks plays a key role in avoiding costly repairs in the future. Serious damage to the roofing membrane or structural damage may necessitate complex repairs or partial roof replacement. Remember, our team will provide professional insights on how to repair the real damage to your property’s roof.

What are the Common Flat Roofing Issues in Kitchener?

Here are the common commercial flat roof issues we often fix.

Moisture buildup and leaks: Flat roof leaks are caused by storm damage or a deteriorating roof, due to age or poor installation. At Watertite Roofing, we offer regular inspections to identify the cause of leaks or moisture buildup and fix it. For instance, we can apply a sealant, patch up the leaky areas, or replace the damaged section. You can also contact us for emergency roof repairs.

Ponding water: Functional drainage ensures your flat roof can drain rainwater or snowmelt to prevent moisture accumulation and roof damage. If the water doesn’t drain, it will pool and eventually lead to sagging. Our team can help determine the cause of water pooling on your roof and offer the necessary repairs.

Cracking and thermal movement: Like all other roofs, flat roofs expand during hot days and contract in cold weather. This can lead to splits and cracks, particularly in old roofs. Our skilled roofers can help patch up the cracks using sealants. If the damage is extensive, we may recommend roof replacement.

Blistering: Blistering is often caused by excess moisture trapped under the roofing membrane. If left unchecked, it can lead to rot and extensive water damage to your roof. Our team can help install moisture barriers to prevent further damage to your building.

     Flat Roof Replacement Services

Sometimes, fixing leaks and other forms of damage isn’t enough to keep your flat roof efficient. If your roof is extensively damaged, our team will recommend a complete roof replacement. For example, if your roof is leaking in multiple sections or a large area is blistered or cracked, repairs may not fix the damage.

Similarly, if your roof has large sagging sections or extensive rot to the roof deck or insulation, a complete replacement may be necessary. The same applies to an old, damaged flat roof. If you installed your flat roof more than 30 years ago, and you’re beginning to notice signs of frequent leaks, replacing it can prevent emergency leaks.

From our experience, the energy efficiency of most commercial energy systems reduces over the decades of use. When such roofs lose their insulating properties, regulating indoor temperature becomes challenging. Thus, upgrading to a more energy-efficient roof can significantly reduce your facility’s heating and cooling costs.

Another reason to replace a deteriorating commercial roofing system is to ensure the safety of your staff, tenants, or items stored in your building. A compromised roofing system poses a risk to the people in your facility. Remember, failing to address significant roofing issues can lead to insurance claims and litigations.

Commercial Skylight Repair & Replacement Services

In addition to the roof membrane itself, we offer comprehensive services for all commercial skylight systems, including repair, replacement, and maintenance. This ensures all penetrations are properly sealed and contribute to a watertight, energy-efficient roof system.

What’s the Cost of Commercial Flat Roofing in Kitchener?

The cost of commercial flat roofing in Kitchener varies depending on the type of roofing material you choose and the size of your roof. Here are the cost factors you should keep in mind if you’re planning a commercial flat roof installation, repair, or replacement in Kitchener:

    Roofing Materials Costs

Unlike residential homes that often use asphalt shingles, most commercial buildings and industrial facilities in Kitchener require roofing systems designed for flat roofs. When choosing the right flat roofing material for your building, you must pay attention to the costs. For instance, PVC roofing is costlier than EMDM, however, PVC roofs last significantly longer.

Here are the estimated costs of common flat roofing materials. Costs are estimates only and may vary.

Flat Roofing System Estimated cost (per sq. ft.)
EPDM (rubber) roofing $5 to $16
    TPO roofing $6 to $18
    PVC roofing $6 to $20
    Modified bitumen $7 to $20
    Asphalt & Gravel $10 to $25

    Old Roof or Structural Damage

Hidden roofing issues like damaged roof deck or insulation can mean the entire roofing structure must be remedied. Installing a new roofing structure is costlier than retrofitting a Goliath PVC roofing membrane over an existing roof assembly. Our team can help inspect your existing roof structure to determine if a cost-saving retrofit is possible, or if a complete roof replacement is required.

In addition, tearing off an existing roof includes the old roof disposal fees. When you get a quote from a roofing contractor, inquire if the cost of dumpster rental, permit applications, and landfill charges are included in the quotation.

    Roof Accessibility

Repairing or replacing a flat roof on a single-story distribution center is less complicated than a similar service for a multi-story commercial building, even if the total square footage of the roof is the same. Therefore, the height of your building and the overall complexity of your commercial roofing project will affect the total cost.

    Roof Size

It’s possible to request quotes for the same flat roofing service from different contractors and get different numbers. Calculating the exact cost of flat roof installation, repair, or replacement isn’t like getting a quotation for a carpet.

For large flat roofs, the setup costs are often spread around. Think about the cost of permit applications, crane rental, and minimum labour charges. These costs aren’t multiplied by the roof size. Request a customized quotation to know the exact cost of your flat roofing project in Kitchener.

Polyvinyl chloride (PVC) is a cost-effective, single-ply membrane ideal for flat and low-sloped commercial and industrial roofs. The membrane is constructed from two durable PVC films laminated together with an internal fabric scrim, which provides exceptional durability and strength.
Absolutely. We use custom-fabricated membranes from both Duro-Last and Goliath. This is a crucial benefit because up to 85% of seams are completed in the factory, not on your rooftop. This dramatically improves quality, saves installation time, and provides superior leak protection compared to standard roll goods.
The total cost of installing a flat roof varies widely, depending on the cost of materials, labour, and the size of your roof. Note that the cost of installing a flat roof on a newly constructed commercial property is different from that of retrofitting (installing over an existing system). For the most accurate cost and project timeline information, we recommend you request a detailed quotation after an on-site assessment.
We specialize in replacement and new installation using premium PVC membranes like Goliath and Duro-Last. While our primary focus is on these long-lasting, high-performance systems, we also provide expert repairs and maintenance for virtually all types of commercial and industrial flat roofs (including EPDM, TPO, and Modified Bitumen). We will inspect your existing system and recommend the best, most cost-effective solution for your property.
The best flat roofing materials must provide excellent weathering, be lightweight, and highly reflective for energy efficiency. At Watertite Roofing, we specifically recommend premium PVC membranes. We are proud to install the Canada-made Goliath and the high-quality products from our long-term, trusted supplier, Duro-Last. These systems are flexible, durable, and highly resistant to weather-related damage.
Yes, they can. Targeted commercial flat roof repairs are a cost-effective way to significantly extend the useful life of your current roof. They also provide you with time and flexibility to properly plan or budget for an eventual complete flat roof replacement. Let our experienced team inspect your commercial property’s roof to determine if repairs are the most cost-effective option for your current situation.

Zac and his team have been incredible from our first contact. They were the most reasonably priced of 4 quotes, got the job done quickly when they said they would, have promptly responded to any queries and have came back to support installation of ventwork during renovations. The new roof, trim and eaves troughs look great and we’re very happy with the service.

In February this year, we had a serious flooding problem at our house coming from an outside flat roof deck and probable freezing / ice damage. As part of researching our options, we learned that identifying and fixing flat roof issues can be very complicated, expensive and problematic for insurance coverage. While WaterTite Roofing was not involved in the original installation of our flat deck, Zachary came to our house the day after we contacted him and provided us with a detailed assessment of the problem, a solution and the cost. While we ended up using a different roofing company, mostly due to insurance complications, we could not have been more pleased or impressed by the professionalism of Zachary and we make no hesitation in suggesting you consult WaterTite / Zachary if you have an issue with a flat roof.

      Don Davidson

Watertite did an amazing job with our rooftop terrace installation, very professional and built to last many years. I would recommend them to anyone looking for a solution that is long lasting and low maintenance. Amazing job!

      Glenn Edwards

We hired Watertite Roofing to repair a leaking flat overhang on the front of our house that had been poorly done by another roofing company about 10 years earlier. Rot had set in and owner Zak Keyes had the solution for a permanent fix. Lead hand Jon took over from there and skillfully directed his crew to undo all the damage, working tirelessly in cold weather to give us a house that looks great and the knowledge that the problems are fixed for good. We highly recommend Watertite Roofing for flat roof construction and repair. Leanne and Pierre – Hamilton Ontario

Great responsiveness, good value and no hidden costs. Would not hesitate to recommend this company to anyone needing roof work. Chris Elgar of C Elgar Holdings Limited.

During a heavy rain event, the roof leaked and one of the tenant was concerned about the leak. I called Watertite Roofing and they were on the roof to patch the leak by end of the same day. In the meantime, they did an assessment of the roof and provided a quotation within days for the replacement of the roof. Once the quotation was approved, Watertite Roofing promptly began to replace the roof the following day. The foreman on site for Watertite Roofing was considerate of intrusion to the businesses and their clients. The site foreman was approachable and made changes requested by the landlord. The work was completed in four days and before the next rainfall. Communication with the head office was always pleasant and frequent updates were provided every several days of work progress by the Operations Manager/Estimator. I was pleased with the quick response and the professional manner in which the work was completed ahead of time.

I had the opportunity to work with Watertite in 2008, they educated me on their product along with the installation process. The job was completed in a diligent and timely manner and the material is a superior technologically advanced product. Most recently, I had an ice issue this past December where Watertite came out to my building to tackle an ice issue. Upon completion, I was shocked to hear from Zak that there was NO charge for the time spent. There are a very few out there that exercise honest ethical business practice…….THANK YOU

After doing a lot of research on possible solutions for renewing an existing 35yr old low pitch corrugated metal roof on a pre-eng industrial building; a membrane overlay system was chosen as the most effective from a performance, cost and warranty standpoint. After engaging 3 local firms for proposals, it quickly became apparent that Watertite was by far the best solution to meet our needs. Their rep (Zak) was very easy to work with, maintained great communications, and was very professional/responsive to any questions or communications I had. Through the whole process (survey, quotation, project coordination/execution, and wrap-up), Watertite and their personnel were top notch with little inconvenience to the tenant. Definitely would not hesitate to highly recommend Watertite and the Duro-last membrane system.

The crew from Watertite Roofing did and amazing job. They were professional and friendly and worked hard to get the job done. Quality of work was fantastic. It even cost less than originally quoted and appreciated the honesty. Highly recommend this company.

this team was excellent! they repaired our roof (a former elementary school) and did the work on time and within budget. The crew were friendly, professional and cleaned up all during the project work. We have asked them to quote us a second building and look forward to having this repaired. They are the experts in flat roofs. Great work Watertight!

As a custom home builder and renovator we work on many unique projects that require unique products and solutions. We only work with contractors that can provide the level of professionalism, service, and product quality that we demand of ourselves for our clientele. Watertite Roofing is one of those contractors who sets the bar higher for others. Their response time, organization of operations, and delivery on service is rarely paralleled. And they install a durable, well warrantied product that takes a load off our minds. We wouldn’t use anyone else.

      David Tucker

In 2018 the team at Watertite installed a new flat roof on our building. Being that it was fairly new product and procedures to us we were a bit apprehensive at first. However, Zak and the team were great to deal with in terms of explaining the new product and installation procedures and it really eased our mind during the decision making process. During installation the team couldn’t have been better. Quick, clean and efficient, very knowledgeable and upon completion they took the time to explain the do’s and don’ts as well as general maintenance tips for us to follow. This past week during the excessive snow storms we’ve had in our area we had some water dripping into our office and showroom. Zak had a team member over the next business day to have a look, at no charge. He did the best he could to clear the water and ice from a frozen eavestrough and downspout that was causing water to travel behind siding and under the membrane. We are very grateful for them to have come out so quickly and not even charge us even though the leak wasn’t even from their roof installation! We have another project in the works for the spring time and we will definitely be going with the team at Watertite again!

      Steve Yendt

We did our due diligence on roofers when we needed a complete new 15,000 square foot flat roof. All signs were positive for Watertite and they did not disappoint us, they did a great job. Zack was our main contact and he kept us informed throughout the project and always returned our calls in a timely fashion. Well done Watertite team! Protecting a Local McDonald’s: A Flat Roofing Success Story

When it comes to flat roofing, many people think it’s just about the surface. However, a well-installed flat roof requires a more comprehensive approach – one that considers the entire roof envelope. This includes all the interconnected components that work together to protect the building from the elements, such as weather, moisture, and temperature fluctuations. Recently, we had the opportunity to apply this expertise to a well-known local business – a McDonald’s restaurant.
