Low-Slope and Flat Roof Repairs that Last

There’s a lot to keep track of when managing a home, industrial facility, or commercial building. One of the most important tasks is keeping the existing roofing system in good condition. At Watertite Roofing, we offer flat and low-slope roof repair services that give property owners in Ontario peace of mind.

Flat roofs are common across Canada and are valued for their practicality in residential, commercial, and industrial buildings. However, Ontario’s harsh winters, freeze-thaw cycles, and heavy rainfall can take a toll on the roofing membrane.

Our regular roof inspections and timely repairs can prevent leaks, extend the lifespan of your roof, prevent expensive emergencies, and ensure your roof meets all relevant building codes. When signs of structural damage begin to show, it quickly becomes a race against time.

    Ignoring problems such as roof leaks, ponding water, blistering membranes, weak seams, or clogged drainage can lead to roofing issues such as;

    • Interior water damage, like rot, compromises ceilings, walls, and insulation.
    • Mold, mildew growth, and other issues associated with moisture infiltration
    • Structural weakening from prolonged moisture exposure.
    • High flat roof repair costs due to small issues spread across larger sections of the roof.
    • Business interruptions caused by unsafe conditions or unexpected closures.

Whether your roof is showing early signs of wear or has developed serious leaks, our certified team is ready to deliver safe, effective, and lasting repairs. Remember, we’ll first inspect your roof, assess the nature and extent of damage, and recommend the right targeted repairs to restore your roof’s efficiency.

Our Low-Slope and Flat Roof Repair Solutions

Watertite Roofing provides reliable repair, regular maintenance, and affordable roof replacement solutions for flat and low-slope roofing systems across Ontario. We work with residential, commercial, and industrial clients to ensure they enjoy the energy savings, efficiency, and durability of low-slope and flat roofs. You can count on us for the following services.

Residential Low-Slope and Flat Roof Repairs

A well-maintained roof is essential for keeping your home safe, dry, and comfortable. Yet even the best residential flat or low-slope roofs do not last forever. Over time, they are exposed to natural wear and tear, weather extremes, and other external factors that cause deterioration.

Older roofing materials often lose their effectiveness against water and temperature changes. Poor workmanship during the original roof installation can also accelerate damage, leading to weak points that allow moisture to infiltrate your home.

General wear-and-tear, combined with improper maintenance, could cause membrane blisters, cracks, or weakened seams. Ontario’s weather adds another layer of stress to flat roofs, with heavy snow loads, hail, and freezing temperatures that cause flat roofs to expand and contract frequently. In some cases, external damage may come from pests, wildlife, or even vandalism.

If these issues are ignored, roofing problems can quickly escalate into costly repairs. Minor roof leaks can spread into ceilings, damage insulation, and encourage mold growth. What could have been a minor repair may evolve into a costly structural concern that could necessitate a complete roof replacement.

At Watertite Roofing, our team provides effective repairs to fix the earliest signs of roof damage. Each roof repair begins with thorough inspections to identify problem areas and apply long-lasting repairs using proven materials.

    Commercial Flat Roof Repairs

A commercial property needs a functioning flat roof. This should be a durable roofing system that protects both the building and the operations inside. Unfortunately, commercial flat roofs don’t last forever and often require professional repair to extend their life expectancy.

Over time, exposure to Ontario’s shifting weather weakens membranes, seams, and flashing. Drainage problems can cause standing water, and minor leaks may go unnoticed until they affect offices, retail spaces, or storage areas. Unlike residential roofs, commercial flat roofs often cover much larger surface areas, which means that localized problems like seam separation or punctures can spread quickly if not fixed on time.

Even small roof issues, if ignored, can disrupt your day-to-day operations. For instance, a seemingly minor leak may damage stock, cause your HVAC unit to overwork to maintain optimal indoor temperature, or create unsafe working conditions for staff due to mold growth. In severe cases, businesses may face downtime or closures to address extensive roof failures.

At Watertite Roofing, we understand that commercial flat roofs, rarely fail at once. Earliest signs of damage often appear at the seams, drains, or penetrations, not across the entire surface. That’s why we recommend letting our experienced roofing professionals inspect your roof.

We help address minor flat roof concerns early to prevent extensive structural problems, mold growth, and costly emergency shutdowns. Whether you own a retail plaza, manage office buildings, or operate institutional facilities, our repair services are tailored to your property’s unique demands. Contact us and request a free quote.

    Industrial Flat Roof Repairs

Industrial buildings require specialized roofing knowledge and top-quality materials. These structures often house heavy equipment, valuable inventory, and sensitive operations, making their roof maintenance critical.

Considering their roofs are large and complex, you need a specialized industrial flat roofing contractor. The roofing company must have been in the roofing industry long enough to understand the different materials used for these roofs and take no chances with repairs.

Industrial flat roofs are often exposed to chemicals, harsh weather, and heavy foot traffic. Over time, these issues can lead to leaks, weakened seams, or even structural concerns if not addressed on time.

Cracks and weakened seams can lead to water infiltration, compromising production areas, damaging machinery, and halting operations. Severe weather conditions, such as high winds, hail, and heavy snowfall, also leave industrial properties vulnerable to sudden damage. Routine inspections are therefore essential for identifying early signs of trouble before they escalate.

Watertite Roofing provides industrial clients with comprehensive repair solutions. We quickly inspect and fix leaks, restore storm-damaged sections, and offer custom roof maintenance programs designed for long-term performance. Our team combines technical expertise with over 50 years of roofing experience to ensure that your industrial roof remains reliable, safe, and efficient year-round.

The Right Materials for a Successful Roof Repair

At Watertite Roofing, we understand that each residential, commercial, and industrial building is unique. That’s why we carefully match each roof repair or installation project with the most suitable roofing material. For example, modified bitumen roofing is a proven choice for durability and flexibility, particularly in colder climates.

EPDM roofing, while affordable, is more vulnerable to punctures and seams compared to other roofing options, making it less ideal for high-traffic or complex roofs. TPO roofing is valued for its energy efficiency and reflective surface, while built-up roofing (BUR) offers strength through multiple layers of asphalt and fabric, but is heavier and requires more maintenance.

Each roofing system has its advantages and limitations. You can rely on our team to assess your property’s roofing needs, whether residential, commercial, or industrial, before recommending the best repairs or roof replacement option.

What’s the Cost of Flat and Low-Slope Roof Repairs in Ontario?

Like all other roof types, flat and low-slope roofs are prone to ponding water, leaks, flashing damage, and cracking. The specific repairs needed for your roof will depend on the nature and extent of roof damage.

Fixing minor leaks, patching small cracks, and other minor repairs are relatively inexpensive. You may pay $300 to $2,000, depending on the materials needed and labor hours needed. In cases where there’s extensive damage to your roof, the cost of repairs may exceed $5,000.

    Other cost factors include;

    Size of the Roof

The overall size of your roof will directly affect the final cost of repairs. Larger roofs require more materials, extra labor hours, and longer project timelines, which all contribute to higher expenses.

    Material Costs

The type of roofing system installed also plays a major role in determining the cost of repairs. Some materials are more affordable to patch or replace, while others require specialized skills or tools, raising the overall price. Below is a general overview of various flat roofing system membrane costs.

Roofing Material Cost per sq.ft. (w/o labour)
Ethylene Propylene Diene Monomer (EPDM) Roofing $0.50 to $2.50
Thermoplastic polyolefin (TPO) Roofing $1.00 to $2.50
Polyvinyl chloride (PVC) Roofing $1.10 to $2.50
Modified Bitumen Roofing $0.70 to $2.20
    Asphalt & Gravel Built-Up-Roofing (BUR) $1.50 to $2.70

    Labor Costs

Labor costs for roof repairs vary widely across Ontario, with urban centers like Toronto generally being more expensive. On average, professional roofing labor ranges between $50 and $100 per hour. More complex repairs, such as extensive leak repair or replacement of flashing, require additional time and expertise, which increases the overall repair bill.

Contact us. At Watertite Roofing, we offer timely and effective roof inspections and repairs to protect your property’s roof structure from weather-related damage. Our services include routine inspections, scheduled maintenance, and responsive flat roof repairs whenever you need them.

Note that we often recommend top-quality roofing materials such as Duro-Last roofing systems for extensive roof repairs and full replacements.

The Middle Ground Between Roof Repairs and Replacement

In the roofing industry, there are times when flat low slope roof repairs alone are not enough to extend the life of an aging system. After a thorough roof inspection, a contractor may find that issues such as standing water, storm damage, or deteriorating roofing materials on an existing roof have advanced to the point where constant patchwork will not prevent leaks or protect the roof structure. For many building owners, the idea of a full roof replacement—whether on a commercial building, a gravel flat roof, or a residential flat roof—can be overwhelming in both cost and disruption. In these cases, Watertite Roofing often recommends a practical middle ground: a Duro-Last PVC membrane overlay system.

Unlike patch repairs, an overlay creates a new roofing system installed directly over the tar and gravel roof, modified bitumen, built up roofing, or even a metal roof without requiring complete tear-off. This approach is especially valuable on low slope roofs where ponding water and foot traffic around HVAC units can accelerate wear. The Duro-Last system uses a polyvinyl chloride (PVC membrane), custom-fabricated to fit each roof, which helps prevent leaks, resists mildew growth, and handles tough weather conditions. Because it is installed without an open flame, it also offers better fire resistance compared to traditional hot-applied systems.

The benefits for building owners and property managers are significant. By avoiding a full tear-off, you eliminate the cost of removing and disposing of old gravel roofs, shingles, or other roofing materials, which can add several dollars per square foot to a roofing job. An overlay often comes in at a fraction of the price of a complete replacement, while still offering a brand- new surface with a long life expectancy and code-compliant performance. In addition, overlays reduce the risk of exposing the building to the elements during installation, minimizing disruptions for commercial or residential roofing clients.

For flat roofing contractors like us, this middle-ground solution provides lasting value to clients. With regular inspections and maintenance, a Duro-Last overlay can perform as reliably as a new roof, extending the life of the roof structure while delivering major cost savings. For many property owners, it’s the ideal balance between temporary repairs and the expense of a full re roof.

    FAQs

Warning signs include water pooling on the roof’s surface, leaks inside the building, visible cracks in the membrane, and damaged flashing. Regular inspections can help catch these issues early before they become costly repairs.
At Watertite Roofing, we recommend getting your flat or low-slope roof inspected at least once a year, ideally in spring or fall. Properties in Ontario that are exposed to harsh weather may benefit from more routine inspections and maintenance.
Materials used for repairs are selected based upon compatibility with the existing roof system. For example, an asphalt & gravel built-up-roof system will require asphaltic materials like modified bitumen membrane or tar. An EPDM roof system would require EPDM membrane and adhesive, and likewise for TPO and PVC roofing. Our team of trusted roofing professionals will identify your roof system and the required, compatible roofing materials for repair.
Not always. Repair costs vary depending on the material, extent of roof damage, and size of the roof. While some flat roof systems are cost-effective, extensive damage can increase the total costs. Request a free quote if you need roof repairs.
With proper maintenance, tar and gravel roofs can last 15 to 30 years. If you intend to repair or replace your tar and gravel flat roof, contact us.
The duration depends on your flat roof condition. Minor damage could take a few hours or a day to fix, while extensive damage could take longer.

Watertite did an amazing job with our rooftop terrace installation, very professional and built to last many years. I would recommend them to anyone looking for a solution that is long lasting and low maintenance. Amazing job!

      Glenn Edwards

We hired Watertite Roofing to repair a leaking flat overhang on the front of our house that had been poorly done by another roofing company about 10 years earlier. Rot had set in and owner Zak Keyes had the solution for a permanent fix. Lead hand Jon took over from there and skillfully directed his crew to undo all the damage, working tirelessly in cold weather to give us a house that looks great and the knowledge that the problems are fixed for good. We highly recommend Watertite Roofing for flat roof construction and repair. Leanne and Pierre – Hamilton Ontario

Great responsiveness, good value and no hidden costs. Would not hesitate to recommend this company to anyone needing roof work. Chris Elgar of C Elgar Holdings Limited.

During a heavy rain event, the roof leaked and one of the tenant was concerned about the leak. I called Watertite Roofing and they were on the roof to patch the leak by end of the same day. In the meantime, they did an assessment of the roof and provided a quotation within days for the replacement of the roof. Once the quotation was approved, Watertite Roofing promptly began to replace the roof the following day. The foreman on site for Watertite Roofing was considerate of intrusion to the businesses and their clients. The site foreman was approachable and made changes requested by the landlord. The work was completed in four days and before the next rainfall. Communication with the head office was always pleasant and frequent updates were provided every several days of work progress by the Operations Manager/Estimator. I was pleased with the quick response and the professional manner in which the work was completed ahead of time.

I had the opportunity to work with Watertite in 2008, they educated me on their product along with the installation process. The job was completed in a diligent and timely manner and the material is a superior technologically advanced product. Most recently, I had an ice issue this past December where Watertite came out to my building to tackle an ice issue. Upon completion, I was shocked to hear from Zak that there was NO charge for the time spent. There are a very few out there that exercise honest ethical business practice…….THANK YOU

After doing a lot of research on possible solutions for renewing an existing 35yr old low pitch corrugated metal roof on a pre-eng industrial building; a membrane overlay system was chosen as the most effective from a performance, cost and warranty standpoint. After engaging 3 local firms for proposals, it quickly became apparent that Watertite was by far the best solution to meet our needs. Their rep (Zak) was very easy to work with, maintained great communications, and was very professional/responsive to any questions or communications I had. Through the whole process (survey, quotation, project coordination/execution, and wrap-up), Watertite and their personnel were top notch with little inconvenience to the tenant. Definitely would not hesitate to highly recommend Watertite and the Duro-last membrane system.

Zak at Watertite was fantastic! Called him up to get a quote and was very happy with the responsiveness. The work was completed as promised and in a very professional. Would definitely recommend them for any roofing needs.

The crew from Watertite Roofing did and amazing job. They were professional and friendly and worked hard to get the job done. Quality of work was fantastic. It even cost less than originally quoted and appreciated the honesty. Highly recommend this company.

As a custom home builder and renovator we work on many unique projects that require unique products and solutions. We only work with contractors that can provide the level of professionalism, service, and product quality that we demand of ourselves for our clientele. Watertite Roofing is one of those contractors who sets the bar higher for others. Their response time, organization of operations, and delivery on service is rarely paralleled. And they install a durable, well warrantied product that takes a load off our minds. We wouldn’t use anyone else.

In 2018 the team at Watertite installed a new flat roof on our building. Being that it was fairly new product and procedures to us we were a bit apprehensive at first. However, Zak and the team were great to deal with in terms of explaining the new product and installation procedures and it really eased our mind during the decision making process. During installation the team couldn’t have been better. Quick, clean and efficient, very knowledgeable and upon completion they took the time to explain the do’s and don’ts as well as general maintenance tips for us to follow. This past week during the excessive snow storms we’ve had in our area we had some water dripping into our office and showroom. Zak had a team member over the next business day to have a look, at no charge. He did the best he could to clear the water and ice from a frozen eavestrough and downspout that was causing water to travel behind siding and under the membrane. We are very grateful for them to have come out so quickly and not even charge us even though the leak wasn’t even from their roof installation! We have another project in the works for the spring time and we will definitely be going with the team at Watertite again!

      Steve Yendt

We did our due diligence on roofers when we needed a complete new 15,000 square foot flat roof. All signs were positive for Watertite and they did not disappoint us, they did a great job. Zack was our main contact and he kept us informed throughout the project and always returned our calls in a timely fashion. Well done Watertite team! Larry Fontaine, president of Fontaine Transport Inc.

      Barb Fontaine

Zac and his team have been incredible from our first contact. They were the most reasonably priced of 4 quotes, got the job done quickly when they said they would, have promptly responded to any queries and have came back to support installation of ventwork during renovations. The new roof, trim and eaves troughs look great and we’re very happy with the service.
